Abstract:	การวิจัยนี้มีวัตถุประสงค์ เพื่อศึกษาปัญหา สาเหตุ และแนวทางแก้ไข ในความล่าช้าโครงการพักอาศัยขนาดใหญ่ โดยผู้วิจัยได้ประยุกต์ใช้เทคนิคเดลฟายในการสร้าง แบบสอบถาม เพื่อใช้เก็บข้อมูลจากผู้เกี่ยวข้องในโครงการก่อสร้างพักอาศัยขนาดใหญ่ การวิจัยได้แบ่งเป็น 3 ช่วง ช่วงที่ 1 เป็นการศึกษาและรวบรวมปัญหา โดยใช้การสัมภาษณ์ผู้เชี่ยวชาญจำนวน 12 คน และนาข้อมูลที่ได้มาจัดกลุ่มประเด็นของปัญหาและสาเหตุของปัญหานั้นๆ เพื่อนามาสร้างเป็นแบบสอบถามในช่วงที่ 2 ซึ่งจะนำไปสอบถามผู้เชี่ยวชาญอีกครั้ง พร้อมทั้งขอให้เสนอแนวทางแก้ไขแต่ละสาเหตุ ผลที่ได้จะนำไปสร้างแบบสอบถามในช่วงที่ 3 ซึ่งใช้ในการสอบถามจากผู้ที่เกี่ยวข้องในโครงการก่อสร้างอาคารพักอาศัยขนาดใหญ่ ในเขตกรุงเทพมหานคร ทั้งหมด 4 โครงการ จำนวน 83 คน เพื่อแสดงระดับความเห็นด้วยกับปัญหา สาเหตุ และแนวทางแก้ไข ผลการวิจัยพบว่าผู้เกี่ยวข้องให้ความสำคัญกับปัญหาความล่าช้าของโครงการที่เกิดในขั้นตอนการบริหารโครงการตามลำดับจากมากไปน้อยดังนี้ ขั้นตอนดำเนินการก่อสร้าง ( 4.69 ) ขั้นตอนเตรียมการก่อนส่งมอบงานก่อสร้าง ( 4.69 ) ขั้นตอนส่งมอบงานก่อสร้าง ( 4.64 ) ขั้นตอนเตรียมการก่อนเริ่มการก่อสร้าง (4.51 ) ขั้นตอนการออกแบบ (4.45 ) และขั้นตอนสุดท้ายขั้นตอนการจัดจ้าง (4.32 ) โดยผลวิจัยได้แสดงให้เห็นสาเหตุต่างๆของปัญหาข้างต้น รวมถึงแนวทางแก้ไขไว้อย่างครบถ้วน ซึงผู้เกี่ยวข้องและผู้ที่สนใจสามารถนาผลที่ได้ไปประยุกต์ใช้ในการจัดการและการบริหารงานก่อสร้างโครงการอื่นๆต่อไป
metadata.dc.description.other-abstract:	This research aimed to study the problems, causes, and solutions of project delay of large-scaled condominium buildings. Delphi method was applied to design a questionnaire for data collection from people involved persons in the projects of large-scaled condominium buildings. The research was divided into 3 phases as follows. Phase 1 was to study and collect the problems by interviewing with 12 experts. Then, the data obtained was classified for identifying the problems and their causes to design the questionnaire in Phase 2, which was returned to the experts again for finding the validation of the problems and causes, and also asking for suggested solutions of each problem. The results were used for designing the questionnaire in Phase 3 which were sent to 83 respondents relevant to 4 projects of large-scaled condominium buildings in Bangkok to reveal the agreement levels of the problems, causes, and solutions. The findings revealed that the involve people gave precedence to project administration stages that encountered project delay problem were encountered from high to low as follows: Construction stage (4.69), Taking - over preparation stage (4.69), Taking – over stage (4.64), Preconstruction stage (4.51), Design stage (4.45), and finally, Procurement stage (4.32) respectively. The findings completely revealed various causes of those problems and solutions. The related people and anyone interested can apply the findings to the construction management and administration of other future projects.
